J S WRIGHT LANDS £3.5M-PLUS CONTRACT FOR SOUTH WEST LANDS

J S Wright has won a contract worth more than £3.5 million for a new high-rise housing scheme in north west London.

The contractor will supply and install the mechanical services for all 156 affordable apartments at South West Lands, close to Wembley Stadium and part of developer Quintain’s 85-acre regeneration of Wembley Park.

A joint venture between housebuilder Hill and housing association Network Homes, South West Lands comprises three mixed-use residential buildings of between six and 19 storeys within the wider urban initiative.

The buildings will include 1,198sq m of ground floor retail and commercial space, a 200sq m rail office facility, and a basement level connection to a wider combined heat and power (CHP) district heating network delivered by Quintain.

J S Wright has already been awarded the contract by Hill for the design of the mechanical services for all the apartments, 90 of which will be for shared ownership and the remaining 66 available at an affordable rent.

J S WRIGHT SIGNS PUMP PROTOCOL WITH SUPPLIERS

J S WRIGHT SIGNS PUMP PROTOCOL WITH SUPPLIERS

J S WRIGHT SIGNS PUMP PROTOCOL WITH SUPPLIERS

J S Wright has pumped up its commitment to keeping estate services running efficiently after signing a new deal with its suppliers.

The company has agreed a protocol with Grundfos Pumps and distributor G M Treble for resolving any pump-related issues within a vastly reduced timescale.

The move follows the success of a solus supplier agreement struck three years ago between the parties for the design, delivery and installation of all pumps, pressurisation units and water boosters for residential developments, ensuring continued top quality while giving the end client consistent value for money.

The new agreement, which is aimed at increasing business volume and reducing costs all round as well as reducing downtime, has committed all the parties to rectifying any issues extra-speedily using a hotline call-out system.

It means that if Wright Maintenance, J S Wright’s maintenance company, cannot rectify a fault as first responder, then G M Treble will step in to attempt the repair. If the issue remains unresolved, then an engineer from Grundfos as the equipment manufacturer will attend in turn within a much-reduced time frame.

The protocol, which does away with time-consuming pre-ordering, has been supplemented by an agreement to extend the solus supplier collaboration to the design, delivery, installation and maintenance of fire protection packages.

The new pilot agreement, which is effective until the end of 2020, covers an extended warranty period on all Grundfos products. Grundfos will also update J S Wright on the progress of equipment sales to subcontractors, provide advice and training in its systems to J S Wright and G M Treble staff, and commission its equipment by its own service commissioning engineers.

J S Wright has also given G M Treble the opportunity to price-match if it finds that comparative options are cheaper and has agreed to recommend Grundfos where the manufacturer for any project has not been specified by the developer.

All three companies already collaborate from the design stage in computer-aided pump selection with Building Information Modelling (BIM) compatibility.

Stuart Herritty, G M Treble Director, said: “The openness and trust established over many years of trading with J S Wright has led G M Treble to place enormous value in the two-way relationship between our companies.

“The benefit of such an arrangement is that both sides can rely on the integrity of the other to operate quickly to overcome the inevitable issues that occasionally arise from a complex trading relationship.”

Glynn Williams, Director of Sales, Commercial Building Services for Grundfos Pumps, added: “For me, having a close working relationship with J S Wright and G M Treble allows Grundfos to push innovation at the earliest possible stage in the design process.

“Having the most energy efficient products on the market is a key differentiator for Grundfos; however, integrating the technology into intelligent systems with digital connectivity brings key client benefits from control and cost of ownership perspectives, with all tri-party partners offering tangible value to the client.”

Phil Leech, J S Wright Managing Director, commented: “Downtime can make life difficult with a single service fault often bringing wider ramifications for the property owner. Our agreement with such loyal and trustworthy suppliers has given us an excellent business model for providing a top-quality competitively priced supply, installation and maintenance service for pump systems, in what is also a win-win solution to the problem of downtime for everyone.”

Based at J S Wright’s headquarters in Birmingham, Stacey will work alongside Estimating Manager Paul Bullock in supporting the company’s project teams at its offices in Aston and central London.

Stacey previously worked for an electrical contractor in West Bromwich, where he was apprenticed, and has experience on major projects including 33-storey Centre Point in London and cathodic protection on the M6 motorway.

Phil Leech, Managing Director of J S Wright, said: “Stacey’s skills and experience will reinforce our position as a rapidly growing provider of combined mechanical and electrical services packages in association with our electrical supply chain.”

J S WRIGHT SECURES £17M-PLUS CONTRACT FOR THE SILK DISTRICT

J S Wright has secured a contract worth in excess of £17 million to fit out one of London’s biggest residential developments.

The company will design and build all the mechanical and electrical services for the first phase of The Silk District in Whitechapel.

J S Wright will provide the services for a total of 412 homes and communal areas that make up the first phase of a larger development that will total 648 homes being built on the site of a former storage facility, for joint venture partners Mount Anvil and L&Q.

The company will provide the services for The Jacquard and The Georgette, two buildings of 20 floors and seven floors respectively that also include a residents’ workspace, cinema room, gym and a 24-hour concierge.

Their total of 412 studio, one, two, three and four-bed apartments will comprise 303 for private sale and 109 affordable homes to be managed by L&Q.

The mechanical works will include providing each apartment with low-pressure hot water heating via a mixture of either thermostatically controlled underfloor heating or radiators fed via a heat interface unit from a combined heat and power system in a central plantroom.

The heat interface units will arrive on easy to fit utility cupboards manufactured offsite by J S Wright’s in-house prefabrications department, saving construction time and reducing the number of trades required on site.

The company will also install a boosted cold-water tank room and distribution network to enable all the homes to receive instant domestic hot and cold-water services.

In addition, J S Wright will equip both buildings with a mechanical ventilation heat recovery system that will reduce energy costs.

It will also supply and install sanitaryware, an internal rainwater system and above ground drainage, along with building management system controls.

The brief also includes installing domestic sprinklers, smoke and environmental ventilation, and wet and dry risers in all areas including underground parking.

J S Wright will also carry out the electrical installations, including the installation of lighting, fire alarm, power and TV infrastructure in each apartment. It will also install an M-Bus credit metering system to record energy consumption.

The company will also reduce building energy costs by installing solar photovoltaic panels contributing over 150KW, offsetting electricity demand, as well as provide residents with added security by fitting CCTV and an access control system.

Work is scheduled to begin on site later this month (September) with completion scheduled for September 2021.

J S Wright is already in the process of fitting out Mount Anvil’s new 598-home Keybridge development in Vauxhall with mechanical and electrical services as part of a record-breaking contract worth more than £27 million.

Phil Leech, Managing Director of J S Wright, said: “We are delighted that our long-established and highly successful partnership with Mount Anvil has led to the opportunity to play a major role in the regeneration of a vibrant area of east London.”

J S WRIGHT TEAM RAISES £10,000 FROM SNOWDONIA CHALLENGE

An intrepid team from J S Wright has completed an arduous physical challenge through Snowdonia – raising more than £10,000 for charity.

The 12 directors, employees and friends cycled, trekked and kayaked for six hours over a 36km route in a Snowdon Triple Challenge in memory of their colleague Stuart Rouse who died from cancer last year.

They beat their target of raising £10,000 for the Royal Marsden Cancer Charity, which supports the Royal Marsden Hospital, the leading cancer centre that treated Stuart, who was a foreman at a work site and a close friend of the team.

The J S Wright team, from all levels of the company’s Birmingham and London operations including new managing director Phil Leech, were inspired by Stuart’s insistence on coming to work each day despite his illness and the vital care and support that he received from the Royal Marsden throughout his treatment.

Phil Leech said: “It was a fantastic day. Everyone in the team can feel proud of completing the challenge successfully and raising so much money, which will make a real difference to the Royal Marsden and all those affected by cancer.”

John Heggs, J S Wright Associate Director who led the team, said: “Our thanks go to all those clients, suppliers, employees and their families and friends for supporting us. We are already planning to repeat the challenge next year.”

John Heggs and Phil Leech were joined in the J S Wright team by Matt Coy, John Stevenson, Lucy Heggs, Alan Whyte, Ryan Quinlan, Jamie Dove, Gerry Rea, Simon Newland, Julie Wilcox and Chris Lyons.
